General term & conditions:
The guesthouse is available from 4.00 pm on the day of arrival and has to be vacated by 11.00 am on the day of departure.
Use of the grill is possible by prior arrangement. An additional cleaning fee will be charged.
We speak French, English and Dutch.
The customer is deemed to have read and accepted the general terms & conditions at the time the booking is confirmed by means of a bank transfer or at the latest at the time of check-in.
A booking becomes a legally binding contract from the moment the company receives 50% of the full payment. The contract also applies from the time the customer occupies the room.
Prices include all charges, maintenance, bed and bath linen and tourist tax. Selected supplements are not included and will be added to the total booking price.
Except for AIRBNB & BOOKING travellers, a security deposit of €500 in cash must be provided on arrival. The guarantee will be fully refunded if the exit inventory shows that no damage has been caused to the property. Any damage will be charged and deducted from the guarantee.
The customer must be 25 years of age or over.
It is strictly forbidden to take photographs or record images for commercial purposes on the premises.
Cancellation by the customer should be notified by phone and e-mail by means of the contact form on the website[JS1] .
In the event of cancellation up to 15 days prior to the scheduled date of arrival, the booking price will be refunded.
If cancelled within 15 days of the scheduled date of arrival,
50% of the booking price will be charged. The other 50% will be refunded.
If cancelled less than 48 hours before the scheduled time of arrival,
a cancellation charge equivalent to the total booking price will be charged.
In case of a shortened stay, the total booking price, plus any supplements requested but not consumed will be charged. The guarantee will be returned on condition that no damage has been caused.
-Should it become necessary for the company to cancel a booking before the scheduled date of arrival, the company will notify the customer by all possible means and ask for confirmation that the notification has been received. Payments made will be refunded in full. The company will not accept any further liability.
Arrival and departure
Guests should present themselves for check-in on the scheduled date and time of arrival. Under traveller control regulations, guests will need to present identification documents on arrival (identity card or similar).
In the event of late or non-arrival, the customer must notify the company. If the company has not received any notification from the customer within an hour after the scheduled time of arrival, the company reserves the right to cancel the booking without being liable for any refund or compensation. It will also be able to re-let the guesthouse.
Once the duration of the stay has ended, the guest must vacate the premises.
Re-letting or subleasing is forbidden.
Some basic items are provided: drinks, pasta, condiments, soap, etc. Guests are expected to respect the rules of fair play and replenish and goods consumed.
Guests will be given an entrance inventory on arrival. Any concerns or comments should be reported to the duty manager within an hour of arriving.
Use of infrastructure
Guests are required respect the watermill’s serene character and use it responsibly, as they would their own property, taking the neighbours’ wish for peace and quiet into account (i.e. no rowdy parties or noisy activities).
We insist on drawing your attention to the presence of a river on the premises. Under no circumstances may the company/duty managers be held liable in the event of an accident.
The guesthouse has a maximum capacity of 6 people, plus a baby (child’s bed/cot and high-chair available). If this number is exceeded, the company reserves the right to refuse entry and accommodation to the customer. Under no circumstances can this be considered a modification or breach of contract on the part of the company. No refund for accommodation forfeited in this way will be given.
No pets are allowed in the guesthouse. In the event of non-compliance with our pet policy, the company reserves the right to refuse entry and accommodation to the customer. For safety reasons and to maintain the quality standards and distinctive atmosphere of the accommodation, all rooms are non-smoking.
Parents will please make sure that their children respect the house rules.
Guests undertake to leave the guesthouse in pristine condition on departure. Garbage and rubbish should be sorted and stored in the rubbish bins indicated. Crockery and cutlery are neatly stored in the cupboards and drawers or placed in the dishwasher (please press the power button). Dirty laundry should be left in the bathtub.
Unfortunately, the watermill is not accessible/suitable for guests with impaired mobility.
Any complaint should be submitted immediately to the company via our website and by phone, so that an amicable settlement can be reached. If both parties are unable to reach an agreement, the courts in Nivelles will have sole jurisdiction to rule on the dispute.
